Fresh investment is reshaping the future of housing in Paphos. The Environmental Authority has approved two major projects worth more than €30 million, adding over 125 modern homes with pools, gyms, and landscaped green areas.

Paphos Property Market – A Seller’s Golden Window

Property values in Paphos have reached their highest levels in over a decade, with villas and apartments in prime areas commanding top prices. Overseas demand remains strong, but global economic shifts could soon impact buyer sentiment.

At the same time, Cyprus’ property market as a whole continues its upward course. According to the Department of Lands and Surveys, sales documents climbed 13% year-on-year in the first eight months of 2025. Paphos itself recorded a solid 10% rise, with 2,218 sales filed compared to 2,016 in 2024—proof of the district’s continued appeal, even as August brought a slight dip.


Paphos Revives Its Historic Centre with Affordable Housing

The Municipality of Paphos has launched an initiative to transform abandoned buildings in the city’s old town into affordable accommodation for students and young professionals.

The plan will convert derelict structures into a network of 20-room hostels, offering beds at just €100–150 per month—a fraction of the €700–800 many currently pay in private rentals. Mayor Phedon Phedonos explained that the municipality will cover essentials such as electricity, internet, and furniture, easing the financial burden on young people.

One of the properties under restoration may even date back to the city’s first hotel, built around 1910–1920. More than 40 workers are currently involved in the project, which aims not only to provide affordable housing but also to revive a once-abandoned part of town.

In a separate effort, the city is also renovating a 1960s-era building to house the Deputy Ministry of Tourism, with €200,000 earmarked for structural reinforcement and outfitting before year-end.
