Autumn in Paphos: Property, Sunshine, Sport & the Best Festivals around Cyprus

October brings a welcome change of pace to Cyprus. The intense summer heat begins to ease, the evenings become more comfortable, and the mountains start to take on their autumn character. It is also a particularly interesting month for Paphos, with continued activity in the property market, new developments moving forward, plenty happening locally, and a full calendar of village festivals celebrating Cyprus’ food, wine and traditions.

THIS MONTH AT A GLANCE

Paphos property prices: Up 9.6% year on year in Q2 2026.

Cyprus property prices: Up 8.5% year on year, according to the Central Bank of Cyprus.

Foreign demand: Particularly strong in Paphos, where international buyers continue to represent a significant part of the market.

OCTOBER PUBLIC HOLIDAYS

Cyprus Independence Day — 1 October

October begins with Cyprus Independence Day, marking the island’s independence from British colonial rule. The national holiday is traditionally celebrated with military and student parades, cultural events and festivities taking place around Cyprus.

For visitors and residents alike, it is an opportunity to experience an important part of Cyprus’ modern history and national identity.

Ochi Day — 28 October

On 28 October, Cyprus joins Greece in marking Ochi Day, commemorating Greece’s rejection of the Italian ultimatum in 1940. The day is observed across Cyprus with military and student parades, church services and patriotic events.

Both national days bring a strong sense of history and community to towns and villages across the island.


PROPERTY NEWS

Paphos continues to attract international buyers

There has been plenty of attention recently on the number of foreign buyers purchasing property in Cyprus. One headline suggested that non-Cypriots had bought around half of Cyprus properties in 2026.

The wider picture is a little more complicated.

Across Cyprus, foreign buyers accounted for around 20% of completed property transfers during the first half of 2026. However, Paphos is very different from the national picture. More than four in ten completed transfers in Paphos during the first half of the year went to foreign buyers, while Central Bank figures for Q2 showed foreign buyers making up around 66% of buyers in the Paphos district.

For Paphos, this underlines something we see regularly in the local market: the district continues to attract strong interest from buyers looking for a home, second home or investment property, with demand coming from both Cyprus and overseas.


Cyprus property market continues to move forward

According to the Central Bank of Cyprus, residential property prices increased by 8.5% year on year in Q2 2026, with prices also rising 2.4% compared with the previous quarter.

Paphos recorded annual growth of 9.6%, ahead of Limassol and Nicosia and just behind Larnaca and Famagusta.

Demand was also stronger. A total of 5,298 sale contracts were deposited during the quarter, an increase of 15.4% compared with Q2 2025.

There is also encouraging movement on the supply side. Residential units covered by approved building permits reached 8,978 in the first five months of 2026, up 63.7% from the same period of 2025.

For the property market, increased construction activity alongside continued demand is an important development. It means more homes are moving through the pipeline while Cyprus continues to experience strong interest from both domestic and international buyers.


New €11 million development planned for Pegeia

A new residential development in Pegeia has cleared another important environmental hurdle.

The Coral Valley project, promoted by Harbourshore Estates Ltd, represents an investment of approximately €11 million and is planned to include 68 residential units within the Akamas Municipality.

Plans include apartments, detached villas and luxury homes, together with swimming pools and an independent biological wastewater treatment plant designed to serve the development.

Once all necessary permits are secured, construction is expected to take approximately five years. The project covers around 8,057 square metres, with a planned built area of approximately 5,797 square metres.

For the wider Paphos area, developments such as this show that new residential supply continues to move through the planning and approval process, particularly in sought-after coastal areas such as Pegeia.


PAPHOS WATER RESERVES LOOK HEALTHIER

There is also some encouraging news on water reserves in the Paphos district.

As of late September, the Pomos reservoir was 67.8% full, the highest level among the district’s main reservoirs. Ayia Marina stood at 56% and Argaka at 54.1%.

Among the larger reservoirs, Kannaviou was at 44.7%, Evretou at 41% and Asprokremmos at 37.6%.

Together, Paphos’ main reservoirs held approximately 43.3 million cubic metres of water, with levels reported to be better than at the same time last year following favourable inflows during the 2025–2026 hydrological year. Authorities are continuing to manage reserves carefully, but there was no immediate concern for domestic water supplies.

Paphos also benefits from desalination and reclaimed water, which have become increasingly important alongside traditional reservoir supplies.


SPORT: A BIG OCTOBER FOR PAFOS FC

There is plenty for football fans to look forward to this month.

Pafos FC started the 2026/27 season by winning the Cyprus Super Cup for the first time in the club’s history, defeating Omonia Nicosia 1–0 on September 3.

The club will also continue its European campaign in October.

The home European match against Riga on 22 October will be one of the month’s highlights for Pafos supporters.


AUTUMN FESTIVALS AROUND CYPRUS

October is an excellent time to leave the coast for a day and explore the villages of the Troodos and surrounding countryside.

The combination of cooler mountain temperatures, local food, harvest traditions and village festivals offers a different side of Cyprus — and many of these events are free to attend.

Limassol Wine Festival

Until 4 October | Limassol Municipal Gardens

The Limassol Wine Festival continues through 4 October, celebrating Cyprus’ long wine-making tradition with wine, food and entertainment.

Platres Chocolate Festival

3–4 October | Pano Platres

Pano Platres becomes a chocolate lover’s destination for the weekend. The programme includes chocolate treats, handmade sweets, workshops, music, traditional dancing and family activities. Admission is free.

Fytiotiko Textile Festival

3–4 October | Fyti, Paphos

Closer to home, Fyti celebrates one of the Paphos region’s best-known traditional crafts. The two-day festival focuses on Fytiotiko weaving, with its distinctive patterns and long history, helping keep this important local tradition alive.

OinoFest – Omodos

9–11 October | Omodos

Omodos hosts OinoFest, a modern take on the traditional wine festival. Expect local wines, live music, art, traditional activities, food and artisan stalls in one of Cyprus’ best-known wine villages.

Kyperounta Apple Festival

10–11 October | Kyperounta

The 22nd Kyperounta Apple Festival celebrates one of the mountain region’s most important agricultural products. The festival has grown from a small local gathering into a major annual event while retaining its connection to the village and local traditions. Admission is free.

Festival of Authentic Traditional Flavours

11 October | Lagoudera

A wonderful opportunity to experience traditional Cypriot food and rural culture. Visitors can see demonstrations of halloumi, anari, soutzoukos and palouzes, sample traditional delicacies and browse local products. The festival runs from 10am to 5pm and admission is free.

Nicosia Book Fest

10–11 October | Acropolis Park, Nicosia

Book lovers can enjoy Cyprus’ largest book festival, with more than 100 exhibitors and a packed programme of presentations, discussions, readings, concerts, workshops and children’s activities.

Spain is this year’s Guest Country of Honour, with the programme celebrating Spanish literature and culture alongside Cypriot writers and artists. The festival runs from 10am to 10pm and admission is free.

Moutoullas Pumpkin Festival

18 October — date to be confirmed

The Moutoullas pumpkin festival is traditionally a celebration of autumn produce, including pumpkin-based foods and local village traditions. Some event listings currently show 18 October 2026, although the official Visit Cyprus festival calendar still lists the date as TBA, so it is worth checking before making the trip.


MORE AUTUMN EVENTS IN PAPHOS

October is particularly busy around Paphos itself.

The Seaside Street Food Festival – Autumn Edition takes place at Medieval Castle Square from 16–18 October, with free admission and a variety of food vendors in the historic waterfront setting.

On 18 October, Kissonerga celebrates its annual Banana Festival, highlighting one of the area’s best-known agricultural products, with local food, music and activities.

There are also traditional food festivals in villages including Kelokedara and Marathounta during October, giving residents and visitors the opportunity to discover local produce and traditional Cypriot cuisine.


A LITTLE REMINDER THAT MATTERS

The Long Stay Legends Dog Show took place in Emba on September 26, bringing together shelter organisations and long-stay dogs from across Cyprus.

Although the event has now finished, the reason behind it continues. Many of these dogs are still waiting for permanent homes, and the AIRS Foundation continues to support dogs that are ready for adoption.
