The Cyprus Tax Department has confirmed that, in qualifying circumstances, applications under these transitional provisions can continue to be examined through 31 December 2026.
With the end of 2026 approaching, buyers considering a new-build or off-plan property should check their eligibility and the property’s VAT status now rather than leaving it until the last minute.
What Is the 5% VAT Rate?
The standard VAT rate applicable to qualifying new residential property in Cyprus is generally 19%.
However, eligible purchasers buying or constructing a home to use as their primary and permanent residence may qualify for the reduced 5% VAT rate, subject to the applicable requirements.
Under the current rules, the reduced rate generally applies to the first 130 square metres of buildable area, up to a value of €350,000, provided the property and transaction meet the applicable conditions.
There are also overall limits relating to the property’s size and value, with the total buildable area generally not exceeding 190 square metres and the total transaction value not exceeding €475,000 for the reduced-rate provisions.
For an eligible purchaser, the difference between 5% and 19% VAT can be substantial, making VAT eligibility an important consideration when comparing new-build properties.
