Paphos Property Market Continues to Shine
The Paphos property market remains one of the strongest in Cyprus, with demand from overseas buyers continuing to drive activity throughout 2026.
Recent figures released by the Central Bank of Cyprus show apartment prices across Cyprus increased by 10.7% during the first quarter of 2026 compared with the previous quarter. Limassol recorded the strongest annual increase, while Paphos continues to attract significant international interest.
Foreign buyers account for approximately 75% of all property purchases in Paphos, highlighting the district’s popularity among retirees, investors, holiday home buyers and those relocating to Cyprus.
Property values in Paphos continue to rise steadily, with average annual growth estimated between 4% and 7%, while remaining excellent value compared to many other Mediterranean destinations.
Current market averages include:
• Entry-level apartments from approximately €185,000
• Average residential property values around €344,000
• Long-term rentals from approximately €650 per month
• Luxury villas generally ranging between €2,000 and €4,000 per month
Investors continue to benefit from strong demand, with short-term rental yields in popular coastal locations ranging from approximately 10% to 17%.
Construction Standards Continue to Improve
The Cyprus Government has launched a public consultation on proposed legislation introducing an independent Building Inspector system.
The proposed reforms would introduce mandatory inspections during key stages of construction to ensure developments comply with planning permissions and approved building plans. This represents another positive step towards greater transparency, improved construction quality and increased confidence for property buyers.
Important Update for Landlords & Tenants
From 1 July 2026, Cyprus has introduced new rules requiring all rent payments relating to property in Cyprus to be made electronically using a bank transfer, debit or credit card, or another recognised electronic payment method. Cash and cheque payments are no longer permitted for rental payments. The measure forms part of the Government’s wider tax reform programme and aims to improve transparency within the rental market.
Road Safety Update
Cyprus is preparing to trial AI-powered traffic cameras designed to detect drivers using mobile phones while behind the wheel. The initiative aims to improve road safety and reduce serious accidents before wider implementation across the island.
FIFA World Cup Watch Parties
Football fans are in for an exciting month, with many bars, restaurants and venues throughout Paphos hosting FIFA World Cup watch parties.
Expect large outdoor screens, lively crowds, fantastic food and plenty of atmosphere as residents and visitors come together to enjoy one of the world’s biggest sporting events.

Summer Living in Cyprus
